Nashville Real Estate – How far we’ve come

As we closed out 2009 we saw reflections from both last year and the decade as a whole. From VH1, CNN, The Tennessean to The New York Times and so on. I’ve always reflected by means of life events; a new job, city, home, graduation, etc…you get the idea.
Today I’m remembering Nashville when I moved here in January 2005; a half a decade ago! Narrowing my reflections to real estate & coffee I began making a list of condominium buildings that have risen from the ground since 2005 & a few of my favorite java spots. Creating this list I became impressed with not only Nashville’s growth during the last 5 years, but my caffeine consumption as well. Our city took considerable strides towards urban living. Most of the buildings mentioned below are sold out or selling relatively well considering the volatile economy we’ve come to love.
Note: Sold out or percentages below refer to the building’s sales from a developer/builder standpoint. All these percentages are to the best of my knowledge (which is pretty good). For example, Adelicia’s developer sold out the entire building, however there are currently units “for sale” in Adelicia from individual homeowners. Make sense? Thought I’d clarify.
New Condo Buildings:
*Adelicia (sold out)
*Fido – my favorite java & where I’m currently writing this blog. Love Fido. Also, thanks for finally adding some electrical outlets with the new addition. Let’s hope these outlets don’t magically lose their ability to power my laptop like their predecessors did.
*Viridian (sold out)
*Encore (roughly 70% sold out)
*Icon in the Gulch (roughly 50% sold out)
*Velocity in the Gulch (just started closing units – no solid numbers yet)
*Bristol West End (sold out)
*Bristol on Broadway (sold out)
*Terrazzo (roughly 25% sold out after the auction)
*Bongo Java – Belmont flare & a good number of outlets. Great breakfast, outdoor seating but limited indoor space. You’ll have to sometimes deal with loud group meetings & not the cleanest surroundings.
*Park at Melrose (I would guess 90%+ sold out)
*The Glen (sold out)
*District Lofts (sold out)
*600 Garfield (50% sold out)
*Harrison Square (I would guess 90%+ sold out)
*Frothy Monkey: Quaint 12th South coffee shop. Doesn’t offer the vibe I need to plant there all day, but it’s a great stop for lunch or a quick business meeting considering it’s relatively quiet.
*Acklen Row (sold out)
*1101 Eighteen Ave (I would guess 90%+ sold out)
*The Rhythm at Music Row (roughly 40% sold out)
*The Enclave (sold out)
*Casablanca Coffee – the gulch’s first coffee joint. Love the gulch but Casablanca latte’s are not top notch… yet…
*Lofts on Eighth (not sure of exact sales numbers)
*1010 on the Row (not sure of exact sales numbers)
*Wedgewood Park (sold out of phases 1-3. Phase 4 is coming)
*12th & Paris (sold & rented the entire building)
*Madison Square (sold out)
*Starbucks 21st Ave: The Vandy scene. Plenty of outlets but pirating the Owen signal can be complicated (you can sometimes grab Panera’s though). Great people watching but there are too many peeps dressed up & creating Excel spreadsheets.

*Starbucks West End – Only drive-through coffee in town – convenience & frustration.

~Isn’t that impressive for Nashville over 5 years? That’s all I got – I’m out.~
